Madhuri Dixit Leases Out Andheri Office for ₹3 Lakh Monthly

Bollywood star Madhuri Dixit has rented out her office space in Mumbai’s Andheri West area for a monthly sum of ₹3 lakh. The commercial property, which spans 1,594.24 square feet, has been leased to a private company. As per a report from Hindustan Times, which cites documents accessed through Propstack, the rental agreement was finalized on November 13.

The tenant has paid a security deposit of ₹9 lakh as part of the agreement. Notably, the monthly rent will see a gradual increase, rising to ₹3.15 lakh in the second year of the lease. This steady escalation in rent highlights a strategic approach to real estate investments, ensuring long-term profitability for property owners like Madhuri Dixit.

The move reflects a growing trend among Bollywood celebrities who are leveraging their real estate assets as reliable sources of passive income. Commercial properties, in particular, offer consistent returns amid Mumbai’s competitive property market, further reinforcing the city’s reputation as a hub for lucrative real estate investments.

Madhuri Dixit’s Recent High-Profile Property Purchase

Madhuri Dixit’s involvement in Mumbai’s real estate market extends beyond commercial leasing. In October, the Tezaab actor made headlines for purchasing a luxury flat in Mumbai’s upscale Lower Parel area. The sprawling property, covering 5,384 square feet, is part of a premium residential project and features state-of-the-art amenities.

The apartment was acquired for an impressive ₹48 crore and includes seven parking spaces—a testament to its scale and exclusivity. To complete the purchase, Madhuri paid a hefty stamp duty of ₹2.4 crore, underscoring the high value associated with prime residential properties in Mumbai.

This significant acquisition demonstrates Madhuri’s keen interest in premium real estate, further solidifying her presence in Mumbai’s property market.

Shahid Kapoor Also Joins the Celebrity Rental Market

Madhuri Dixit is not the only Bollywood celebrity making headlines with real estate transactions. Actor Shahid Kapoor and his wife Mira Kapoor recently leased their luxury apartment in Worli, one of Mumbai’s most exclusive neighborhoods. The upscale property has been rented out for ₹20 lakh per month under a five-year lease agreement.

The deal, registered in November 2024, includes a security deposit of ₹1.23 crore, showcasing the high demand for luxury residential spaces in Mumbai. The rental arrangement spans 60 months, providing the Kapoors with a stable long-term return on their investment.

Shahid and Mira’s decision reflects the growing popularity of high-end rentals among Bollywood stars, who are increasingly turning to real estate as a reliable income stream.

Real Estate: A Growing Investment Avenue for Celebrities

Mumbai’s real estate market has long been a preferred investment choice for Bollywood celebrities. Whether through commercial leasing, as seen with Madhuri Dixit, or luxury residential rentals like Shahid Kapoor’s Worli apartment, celebrities are diversifying their income streams and capitalizing on the city’s booming property sector.

For celebrities, real estate not only ensures financial security but also provides long-term appreciation of asset value. With soaring demand for premium properties, especially in prime locations like Andheri, Lower Parel, and Worli, investments in commercial and residential spaces continue to offer significant returns.

Madhuri Dixit’s recent transactions highlight this trend, as more Bollywood stars explore real estate opportunities to maximize earnings beyond their primary careers.
