Ambika Chauhan Aibara, a member of the Parle Products’ promoter family, secured two sea-facing luxury apartments in South Mumbai’s K Raheja Modern Vivarea for over ₹47 crore. Simultaneously, the Halan family, prominent investors, acquired four twin apartments in the same project for ₹104 crore. Additionally, fashion designer Vratika Gupta invested ₹116.42 crore in a penthouse at ‘Three Sixty West.’

The annual Luxury Outlook Survey 2024 by India Sotheby’s International Realty reveals a noteworthy shift in motivations. While 71% of affluent Indians express an interest in real estate investment in the next 12-24 months, capital appreciation has superseded lifestyle upgrades as the primary driver. This indicates a return of investors to the market, with 44% foreseeing capital appreciation as the key motivator for luxury property acquisitions.

The survey underscores changing investor expectations, emphasizing a renewed focus on real estate as a robust avenue for long-term wealth creation. Amit Goyal, Managing Director of India Sotheby’s International Realty, notes the shift in expectations and highlights the increasing economic momentum reflected in record-breaking housing sales and an all-time high stock market.

Rich Indians exhibit diverse real estate ownership, with 83% owning multiple luxury properties, including commercial real estate, holiday homes, agricultural land, and farmhouses. The desire to invest in overseas property remains stable at 12%, with Dubai, UAE, and the US maintaining their positions as top choices. Additionally, 35% of homebuyers express interest in acquiring property in Goa.
